Intro

It’s celebration time at Supreme Universal as Supreme Estia at Baner remains at the top of the charts as the best-selling project for two years in a row

In a fiercely competitive real estate market, it isn’t often that a project remains the top-selling for two years in a row, but this is a feat that Supreme Estia at Baner in northwest Pune has achieved. According to PropEquity Analytics, this luxury project from Supreme Universal was at the top of the list with 414 apartments absorbed between January 2020 and December 2021. The project, launched in February 2020, has an expected completion date of December 2024.

The Baner micro-market has been growing rapidly in recent times. PropEquity data also notes that in 2021, while available supply stood at 1617, total absorption stood at 1334, and inventory overhang was at 12 months. Five years earlier, in 2016, available supply stood at 2296 units, while total absorption was just 806, and inventory overhang was at a whopping 34 months. This year, in 2022, supply has shrunk to 1360 units, and total absorption so far has been 119 units.

So what makes Baner such a popular location? With its mix of excellent connectivity, employment opportunities, superb amenities and value appreciation, no wonder Baner is often the first choice for homebuyers in Pune.

Strategic Positioning

Baner’s strategic position as a residential-cum-commercial space alongside the Mumbai highway gives it quick access to India’s capital city. Surrounded by Balewadi, Aundh, Pashan, Sus and Mahalunge, it is close to employment hubs such as Rajiv Gandhi Infotech Park in Hinjewadi, and in software companies located within Baner itself. Magicbricks Research notes that Baner is home to software companies such as Cummins India, Mediaocean, Siemens, Xoriant Solutions and Microsoft, among others. Working professionals make up the majority of residents in the area.

Easy Connectivity:

Baner’s excellent connectivity via Baner Road extends to Pashan-Sus Road, and Pune Mahanagar Parivahan Mahamandal Limited (PMPML) buses connect the micro-market with different areas in the city. Pune Junction Railway Station (12 km) and Pune International Airport (18 km) are also accessible within an hour, and the 23.3 km planned metro Line 3 (Hinjewadi Phase III – Civil Court) will give it a further boost. Baner’s Smart City planning offers access to Shivajinagar via Pune University. This micro-market also connects to Shree Shiv Chhatrapati Sports Complex and stadium at Balewadi, which further connects to Hinjewadi. Pashan and Bavdhan are accessible via Baner-Pashan Link Road, and the Baner-Aundh Link Road links commuters to Aundh, Sangavi and Pimple Saudagar.

A Great Lifestyle

Baner’s amenities are unmatched. One of its most attractive features is the 200-hectare Baner-Pashan Biodiversity Park, spreading from Baner Hills to Pashan Hills, which gives this location the sobriquet ‘The Lungs of Pune’. No wonder it has been recognised as one of the top tourist spots in Pune.

This buzzing location has amenities designed for the youthful working population, including Westend Mall, Reliance Mall, D Mart Baner, Balewadi High Street and Xion Mall, all within 7km. Educational institutes in the vicinity include VIBGYOR High School, CM International School, National Institute of Construction Management and Research (NICMAR), GS Moze College of Engineering and Aundh Institute of Medical Sciences. Healthcare is also not an issue, with Jupiter Hospital and Vitalife Medipoint Hospital in the area.

Baner forms part of the Smart City Mission, singled out for development as a model neighbourhood of liveability and sustainability. Most residents would agree that it is already in that league.
